Of course you can. It depends on which one you are going to buy. Appartment, flat built by many foreigner are availeable a lot.

You can buy a 50 year land lease and build your own property ... things may change in the future where non-viets are able to buy property there.

The answer is NO! But, it is possible to lease appartments, condos long term (30 years). The situation is slightly different for Foreign Invested Companies and in Industrial Parks.
The situation may change over time as evrything changes here, however it is unlikely that foreigners will be allowed to buy and sell real estate anytime soon

I am interested in buying an investment property in Saigon and rent it out to businesses.Please kindly advise the following:
1- Since I am an australian citizen of vietnamese origin, can I buy the property and have the ownership transferred into my name?
2- Am I allowed to rent it out? If so, what is the percentage of tax I have to pay?
3- When I want to resell the property, am I allow to take the money out of VN?
4- Which organisation do I have to contact in order to find out more details about the current ownership policy of the government?

HiMy husband and I have fallen in love with Vietnam and are curious about the possibility of buying/leasing a property in Hoi An or Hue area - we would like to set up a business operating between Australia and Vietnam.
Is there anyone out there who is able to help us with information. What are the laws - can we purchase? If not how long can we lease? What are the taxes etc. etc.?

I have been a resident of Vietnam for 5 years and I have gone to great lengths to research this topic for my own interests. I am able to purchase property in specially allocated zones for foreign investment such as industrial parks and mass housing projects. It is also possible to for a partnership with a Vietnamese company or individual which can do business in the same way that Vietnamese companies do. The laws are changing to allow foreigners to buy personal property but this is slow as so many long term leases have already been given out to foreign corporations. The short answer is that most of the foreigners with small businesses such as cafes and bars have them in a Vietnamese persons name whom they trust. Large businesses incorporated in another country can buy licenses to operate in Vietnam the same as local companies. If you do not fit into these categories you will find it very difficult to do anything but lease property in Vietnam. As for the bars in Vietnam, police corruption is very bad when it comes to foreigners. If you do not have contacts to prevent paying bribes to the police they will bleed you dry. I have seen it with my own eyes countless times. Nevertheless Vietnam is my home and I love it deeply. Beware before you get into anything and you should do fine.

I am sure that you would be able to buy property here, I think that there will pry be some qualifications and things that you would need to buy this property, and if you were just to buy property to live here it might be easier that trying to buy property to start a business here.

Foriegners CANNOT! buy proprty here as private individuals, you can only lease. Should you establish a company here you can then buy property but only for developemnt and leasing, re-sale purposes.By early 2009 some may buy one house or apartment however this is only to be made avaliable to those who have worked or invested in Viet Nam for some time or for those who can prove they have strong ties to Viet Nam and who have in some way contributed to the social and economic developement of Viet Nam.

From Jan, 2009. Foreigners can only own Apartment in Vietnam, not land. It is kind of long term lease for 50 years. Of course, you can sell the property to another buyer after few years.

I am sure as a foreigner it will take you time to buy property and at the same time want to invest at mega speed. Blogger number twenty, I cannot understand there being a land policy for non-foreigners yet again you say, you can sell the land to someone after a few years. Do you mean after the five decades are over?

Perhaps as a safeguard, why not start small then move depending on the pace of things? Any process of acquiring property would be tricky especially for the foreigners but I doubt if you will have a difficulty if you follow the right channels. Careful though because some people will be looking to take advantage of you.I hold the view that you invest with a Vietnamese to avoid police harassment.
